How do I obtain a copy of a Building Permit application?
Just click on Documents to the left and print the Building Permit Application you need. If you would like a Building Permit Application faxed or mailed please call the Building Department at 440-930-4102.
When do I need a Building Permit?
A building permit is required for all new construction of any new structures or buildings and additions, or the alterations of existing buildings. A building permit is also required for fences, decks, patios (also paver patios), pools, any detached accessory structures (including a detached garage), other paved surfaces (including driveways), hot tubs, lawn sprinklers, waterproofing etc. Any further questions please do not hesitate to call the Building Dept. at (440) 930-4102.
What is a plot plan?
A plot plan is a birds-eye view of your property. It will show your property lines, house and any other structure placement on your lot. If you are looking for a plot plan we may have one in your house file. Please feel free to call us and, if available, we can provide you with a copy.
What is required to obtain a building permit?
A plot plan showing dimensions where the new structure is located on the lot. (2 sets of plans for Residential & 4 sets of plans for Commercial) showing the elevations of the structures, a typical wall section, a floor plan a bird's eye view of the floor area to include any electrical, HVAC and plumbing. (Electrical load calculation & panel schedule, Mechanical/HVAC design and Plumbing Isometrics.)
What is an occupancy permit?
An occupancy permit is required prior to the use and occupancy of any new structure or altered structure. This permit is obtained after a final inspection. (Click on Links/Resources to the left - Avon Lake Codified Ordinance 1442.05 for further information.)
I have an existing basement in my home and want to finish it. Is a permit required since the basement is already here?
Yes. Although the basement exists, it exists as an unfinished area of your home. To change the use of the area will require, at minimum, additional electrical wiring and probably additional walls and ceilings.
Does my contractor need to be registered?
Any contractor performing work within the City of Avon Lake needs to be registered. The process includes fee, proof of insurance and a bond. (Click on Links and Resources on the left - Codified Ordinance Chapter 1438 for further information.)
What if I want to do construction to my home myself?
A homeowner may do any construction to his own property. Proper building permits would still be required. (Click on Links/Resources on the left - Avon Lake Codified Ordinances 1438.04 Exception for further information.)
Is a point of sale inspection required?
No. Presently the City of Avon Lake does not require this type of inspection. Typically, a new homebuyer requests a private home inspection as part of the purchase agreement.
Fence Questions
Do I need a permit for a fence?
Yes. Fences are covered in our Zoning Code as far as placement, height, etc. A permit is required to construct a fence. Click on Links and Resources to the left: Avon Lake Codified Ordinance/Schedule 1240.06 (D) for further information.
How tall can my fence be in my backyard?
You can have a 6 foot solid fence in the backyard. But remember, once you come to the sides of your home it must become 50% open and drop to 4 feet tall.
Pool Questions
Do I need a permit for a swimming pool?
Yes, swimming pools are covered in our Zoning Code as to placement. There are several building code issues with pools in regard to electrical, fencing and possible alarms required. (Click on Links and Resources to the left: Avon Lake Codified Ordinance 1240.06 (f) for further information.)
Do I also need an electrical permit for a pool, or is that included in the main pool permit?
Yes, you would need a misc. electrical permit for a pool besides the main pool permit.
